Real estate

Real estate as anchor asset.

Dubai and Abu Dhabi are finite geographies. Palm Jumeirah, Emirates Hills, Saadiyat Island, and other premium locations cannot be replicated. We focus on limited-supply, institutionally credible assets.

Asset types we consider

Landmark residential

Full-floor residential in landmark developments. Privacy, permanence, and long-term structural scarcity.

Freehold ownership

Freehold ownership in designated zones, selected for long-term global buyer appeal and exit liquidity across cycles.

Land holdings

In select cases, we advise on land holdings in Abu Dhabi for families seeking multi-decade positioning. Highly selective, relationship-dependent.

Government partnership model · Off-market

Entering Dubai without buying land.

A small category of Dubai development projects is structured around government-allocated plots rather than land acquisition. The allocating authority secures approvals before the opportunity is presented, and retains a fifteen percent partnership share in each project — keeping its interests aligned through completion.

For family offices and international developers, the structure removes the two largest costs of market entry — land and entitlement risk — and replaces a private counterparty with a government one.

How the structure works

Allocated, not acquired

The plot is designated by a government authority for a defined use. No bidding, no landowner negotiation, and no land as the largest line item of the capital stack.

Approvals precede the opportunity

By the time a project is presented, its designated use is already approved. What remains is execution within an approved framework — not entitlement risk navigated blind.

The authority remains a partner

A fifteen percent government share aligns the public and private parties through completion. Not a cost — an alignment mechanism that runs for the life of the project.

The current portfolio

Never publicly marketed.

These allocations are not publicly marketed. Totality Real Estate holds the exclusive brokerage mandate for the current portfolio, which spans four categories:

Multi-storey parking

Infrastructure with utility demand built into the urban fabric around it.

Commercial development

Buildings and complexes on designated commercial plots.

Tourism expansion

Projects extending established leisure destinations.

Hotels and resorts

Hospitality development in settings selected for exactly that use.

Access runs through the exclusive mandate. A preliminary summary is available to qualified parties; full technical, legal, and financial documentation is disclosed under agreement and verified directly with the authority before any capital moves.

This is informational and does not constitute financial, tax, or legal advice. Independent counsel is recommended before entering any agreement.

What we avoid

Studio apartments, off-plan developments from unproven developers, properties optimized for short-term rental yields, and anything driven by speculative momentum.
